These best practices were developed over decades of research conducted by the Passive House Institute (PHI) in Darmstadt, Germany. Rents at Second + Delaware are based on market rate conditions. Depending on size and location within the building, rent can be anywhere from $1,525-$4,225. In addition to monthly rent, a flat fee for utilities (water, trash and sewer) will be required depending on unit size. The studio units pay $45, one-bedroom units pay $55 and two-bedroom units pay $65.
As the name suggests, the building is located at 2nd & Delaware Streets in Kansas City, Missouriβs River Market district. The building sits on the bluff of the Missouri river with river views to the north and downtown Kansas City views to the south.
The River Market is the historic first-incorporated district in Kansas City. Over the years, the River Market has also been known as Westport Landing, the City Market and River Quay. The River Market stretches north of the downtown Interstate 70 loop to the Missouri River, and is bordered by the Broadway Bridge on the west and the Heart of America Bridge on the east.
